A frozen or split pipe can flood a house fast, most often after a hard freeze in uninsulated walls, garages and crawl spaces. Close the main valve, then call us. We find the break, show you the photos and lay out your repair options.
The Basics
Water expands as it freezes. In a pipe, the ice blocks the flow and pressure builds until the pipe splits. The split often shows up when the ice thaws and water starts to flow, not while the pipe is frozen. Pressure problems and failed fittings can also split a pipe without a freeze.
No water, or only a trickle, from one or more faucets in cold weather
Frost on exposed pipes
Water stains, bulging drywall or dripping from a ceiling or wall
The sound of running water when nothing is on
A sudden drop in pressure
A meter that moves with every fixture off
Close the main valve near where the water line enters the house.
Open a low faucet to drain remaining water, if it is safe.
Stay out of standing water that could reach outlets, cords or the panel.
Take photos of the damage for your insurer.

If your meter sits in a pit with a metal lid, do not open it in cold weather.
Close the main valve if you can’t tell where the freeze is. Open the faucet on the frozen line and warm the area slowly with a hair dryer or a space heater kept at a safe distance. Do not use an open flame. If you can’t find the freeze or the pipe is already leaking, call us.

Freeze Risk
Uninsulated pipes in outside walls, garages, crawl spaces and attics freeze first. So do outdoor spigots and lines feeding them, and sprinkler lines and the backflow device.
Colorado plumbers see burst pipes in older and newer homes alike, and uninsulated pipes are a common cause.
Our Methods
We check the meter and the pressure, then use acoustic listening, thermal imaging and moisture mapping to find the split, and confirm with a second method before anyone cuts. Once located, we repair or replace the damaged section and test again. You see photos of what failed and what we did.

FAQ
Close the main valve, open a low faucet to drain, stay out of standing water that could reach outlets and call us. Photograph the damage before you clean up.
No water or only a trickle from a faucet in cold weather, frost on exposed pipes, or a pipe that feels very cold. Frozen pipes often burst when they thaw, so treat a frozen pipe as a warning.
Open the faucet, then warm the area slowly with a hair dryer or a safely placed space heater. Never use an open flame. If you can’t find the freeze or the pipe is already leaking, close the main valve and call us.
Same-day when we have an opening. Call us and we tell you how to limit the damage while you wait.
Insulate exposed lines in outside walls, garages and crawl spaces, know where your main shutoff is, disconnect hoses from spigots before a freeze and keep the meter pit lid closed.
Policies differ. Many cover sudden water damage but not always the pipe repair itself. Check your policy or ask your insurer, and keep our report with photos for the claim.
